The Orange County housing market is showing a growing divide between detached homes and condos and townhomes. While the overall market remains slower than last year, detached homes continue to outperform, supported by tighter inventory, faster market times, and stronger price growth.
Active inventory is now at 5,046 homes, while buyer demand has increased slightly to 1,494 pending sales. Expected Market Time is 101 days overall, but detached homes are selling in 93 days compared with 114 days for attached homes — a three-week difference between the two markets.

Detached-home sellers continue to benefit from limited supply, with single-family inventory down 11% from last year. However, buyers remain selective, making accurate pricing, strong presentation, and strategic marketing essential to creating momentum from the start.

Buyers have opportunities across both detached and attached homes, but the strategy differs by property type. Detached homes are moving faster with more limited inventory, so being prepared to act when the right home comes available is important.
